The variables that move an Alwoodley figure
Room size. One-room utility under an Alwoodley Park hall versus a larger detached cellar on Alwoodley Lane. Membrane, channel length, and labour hours follow the floor plate.
Access. Internal stair with a clear opening is cheaper to work through than a coal chute and a tight turn on a 1930s semi. Front-garden protection on The Avenue (trees, verge, neighbours) adds time if any external work is unavoidable.
What is already on the walls. Failed slurry or bitumen that must come off (cellar tanking vs Type C) is strip-out, skip, and disposal before the new system starts.
Sump and outfall. A rear combined drain at a workable invert is one job. A pumped run that cannot cross the front canopy on King Lane, or a drain that is silted, is another. Sump page.
Party wall. Most Primley Park / The Lane / The Drive houses are semis. Party Wall notices, neighbour access, and working on a shared wall are cost and time, not a footnote.
Leeds Building Control. Structural waterproofing here is a Leeds application, not a Bradford one, and not “included in the tin”. Fees and drawings sit outside a doorstep guess.
Whether conversion is in mind. Recording extra headroom, sump position away from a future shower, and membrane laps for a later floor is specified now. Conversion itself is not in the waterproofing number. Upsell page.
Whether there is a cellar at all. Sunningdale, Turnberry, Wentworth, Gleneagles — late-1970s golf-club redevelopment — often have no coal cellar. Cost of Type C there is £0 because the job does not exist.
Bands, not a quote
| Situation on this stock | How to read it | |---|---| | Dry meter cupboard, no history of water | Not a waterproofing job. We will say so. | | Local repair / investigation only | May sit below the high-ticket band. We would rather lose the work than invent Type C. | | Full Type C on a small Alwoodley coal/utility cellar, internal access, clear rear outfall | Commonly inside £10k–£30k once membrane, channel, sump, finish protection, and Leeds notice are in | | Larger Sandmoor / Alwoodley Lane room, light well, failed old tanking to strip, awkward discharge | Toward the top of that band, sometimes beyond — survey, not a web figure | | Flooded-cellar first visit (pump-out) | A different, smaller ticket; it is not the waterproofing install. Flooded cellar |
National queries such as tanking a basement cost are answered by this page in Alwoodley terms. We will not publish a single UK-average scraped from a directory.
Why the survey is paid / scoped
A free pavement estimate cannot see invert, party wall, or chute access. The cellar discovery survey is the product that produces a figure. Until Alwoodley Cellar Waterproofing sets a policy, treat the visit as paid and scoped — never as a plumber “free estimate”.
FAQs
Can you give me a price for a 1930s semi on Primley Park from this page?
No. Primley Park access, party wall, and outfall still have to be seen. The band above is so you know whether you are in high-ticket waterproofing or a patch.
Why so much more than a “damp proofing” quote we had from a Leeds-wide firm?
Because they were often quoting a coat, not a drained system, and they had Alwoodley in a coverage list. Type C, a sump, and a Leeds notice are a different job.
Do you price conversion on the same visit?
We record what a later conversion would need. We do not sell a conversion price from this site’s H1. CTA stays the waterproofing survey.
